    Always inspect property

    The buyer pays for and gives the seller the survey to apply for an updated Certificate of Occupancy. When you are close to contract signing, get on a surveyor waiting list since you can cancel. This can take time. The survey is crucial for identifying issues with fencing, property lines, driveways, etc.

    Decide if you want a Certificate of Occupancy upfront

    A CO is a document issued by a local government agency or building department certifying a building’s compliance with applicable building codes and other laws and indicating it is suitable for occupancy. Most attorneys advise homebuyers to get an updated CO.  Buyers should request an updated CO to avoid problems when reselling the residence.
